A conventional leaching bed works by letting effluent percolate through a required depth of suitable native soil, which is where the actual treatment happens. That's the whole mechanism. Coldwater, Washago and the waterway corridor
Severn's populated areas string out along water and highway. Coldwater and the surrounding farmland to the west generally sit on friendlier ground, with older village and rural properties whose systems are simply reaching the end of a normal service life. Here's why that matters. A septic system is sized to a design daily flow set by bedroom count and fixtures. A cottage used on summer weekends puts a small fraction of its designed load on the bed, which lets a marginal or ageing system look perfectly healthy for years. Move in full-time — laundry, dishwasher, a second bathroom, guests through the winter — and a bed that had been coasting can fail inside a season or two.
Conversions also usually add bedrooms or fixtures, which changes the required design outright. Whether or not the old system is failing, the new use may need a new permit and a new bed. The cheap version of this project happens during the renovation, while the yard is already torn up and the machines are on site. The expensive version happens two winters later, in an emergency, with a pump truck coming every six weeks.

Permits and the building window
Every system under 10,000 litres per day falls under Part 8 of the Ontario Building Code: a soil evaluation, a design by a BCIN-qualified designer, a sewage system permit through the municipality or health unit, an inspection before backfill and a final sign-off before use.
