Orillia Septic handles more replacements than new installs, and the reason is arithmetic: the systems in the ground around Oro-Medonte, Severn and Ramara were largely built in the 1970s, 80s and 90s, and a leaching bed is a consumable. It clogs with biomat over decades until the soil beneath it stops accepting effluent. Nothing you do in the house reverses that.
What makes replacement different from installation isn't the technology. It's that you're doing it on someone else's schedule, on a property that's already finished, around a system that has to be taken out of service first.
Signs the system is done
- Sewage backing up at the lowest fixture — the basement floor drain, the laundry tub. The clearest signal there is, and the one people call about at midnight.
- Wet, spongy ground over the bed, or a strip of grass that's greener and grows faster than the rest of the lawn. That's effluent surfacing because the soil below can no longer take it.
- Odours in the yard, near the tank lid, or drifting toward the house on damp days.
- Slow drains and gurgling throughout the house at once. One slow sink is a plumbing problem; every fixture is a system problem.
- Algae blooms or heavy weed growth in the water off a shoreline property — nutrients from a failing bed reaching the lake. This is exactly what the re-inspection programs exist to catch.
- Pumping far more often than every 3–5 years — the tank is filling because effluent isn't leaving through the bed.
These don't improve. A bed degrades in one direction, and pumping more often rents time rather than buying a fix.
Why replacement costs 10–20% more than a new install
Same tank, same stone, same crew — higher number. Four reasons, all of them physical:
Demolition and removal. The old tank has to be pumped, then decommissioned — removed or crushed and filled. The old bed's contaminated material has to be excavated and hauled off site, and disposal costs money per load.
Restricted access. A bare building lot lets an excavator drive anywhere. A finished property has a driveway, a septic bed under a lawn, a well with a protective radius, mature trees you'd rather keep, a deck, a shed, a hydro line. Machines get smaller and slower, and sometimes material has to be moved twice.
Existing landscaping. Whatever gets torn up gets put back — lawn, grading, sometimes a section of driveway. That restoration is a line item that simply doesn't exist on a new build.
Design constraints. A bed sited in 1978 sits where 1978 rules allowed. Today's setbacks from the well, the lot line and the water may push the new bed to a worse part of the lot — which is how a conventional replacement turns into a raised bed at $35,000–$50,000 or an advanced treatment unit at $40,000–$60,000+. Can the tank or the bed be reused?
Occasionally the tank, almost never the bed. If the failure is in the bed and the existing tank is sound concrete, correctly sized for the house, with intact inlet and outlet baffles, a design may keep it and rebuild only the bed — a genuine leaching bed replacement, and a real saving. Steel tanks don't survive that review; they rust from the inside and their remaining life can't be certified. Undersized tanks don't either, because design flows have grown since the original install.
Going the other way — new tank, old bed — is rarely permitted. The bed is the part that treats the effluent, and it's the part that failed.
When the municipality sets the deadline
A failed inspection produces a compliance order with a date. That order doesn't care about the season or your renovation budget, and the sequence to satisfy it is fixed: soil assessment, design by a BCIN-qualified designer, sewage system permit under Part 8 of the Ontario Building Code through the municipality or health unit, construction, final inspection.
The pinch is that permitting adds weeks and excavation season runs roughly April to November. A system that fails in October gets designed and permitted over winter and built in spring — and every other failed system in the county is queuing for the same spring window. The people who miss their deadline are the ones who waited for the ground to thaw before making the first phone call. Getting through to install day
While the file moves, reduce the load on a system that can't handle it. Pump the tank more frequently. Cut water use hard — short showers, laundry spread through the week rather than six loads on Saturday, every running toilet fixed the day you notice it. Keep vehicles, trailers and firewood off the bed so the soil doesn't compact further, and direct downspouts and surface runoff away from it. Stop using the garburator. And if sewage is surfacing where children or pets can reach it, that's a health issue, not a scheduling one — say so when you call, and say so to the inspector.
